CTXMLS & Your Listings

We are two years into Central Texas MLS and look how far we’ve come. WCREALTORS has almost 700 members in CTXMLS, a feat that was unimaginable three years ago. But what does this mean for the Association and for those that use CTXMLS on a daily basis?

Well, several things:

  • increased exposure for listings
  • ability to obtain more data and provide more info to the client
  • win more listing appointments because of increased exposure for their listing
  • covers a larger market area, therefore more knowledgeable agents

Real estate has changed in such a way that it’s now necessary to be a regional specialist. Buyers are looking in a wider market and willing to drive further to work so they can obtain affordable pricing and the amenities they need in a new home. Sonia Guardado discussed with us the rapid growth of CTXMLS. In the past three months, she sold more of her listings using CTXMLS than she did using another MLS service. This got me to thinking, why doesn’t everyone enter their listings into CTXMLS?

Here are the latest active/pending listing numbers from CTXMLS.  (Post numbers from each board) 

  • Fort Hood - 2,239
  • Four Rivers - 4,261
  • Temple-Belton - 1,461
  • Victoria - 1,270
  • Williamson County - 742

As I reviewed the information I notice one other association has the same number of subscribers as WCREALTORS but they have 96% more listings.  Do you notice that too in looking at these numbers?  So now we ask, but WHY? 

The most probable reason would be that there are no homes for sale in Williamson County, but we don’t think that’s the correct answer. We need you help.

Please provide us with some feedback so we can determine where the association might be able to help with getting more listings into CTXMLS.  Agents subscribing to CTXMLS are looking for properties in Williamson County and they just might bring you lots of offers. Take a few minutes and give us some ideas on how to help you get more of your listings into CTXMLS as there may be a client out there just waiting for the home you have for sale.
